The Story Behind Tillson Woods: Building a Community, Not Just Apartments
The vision, decisions, and philosophy that shaped this place

Every development has a story. Most are simple: maximize units, minimize costs, move on.
Tillson Woods has a different story.
Finding the Right Place
We looked at many properties across Ulster County, evaluating against criteria beyond just cost and density.
We wanted:
- Connected but not hectic
- Enough land to do something interesting
- The right balance of privacy and community
This Site
The trees that covered the property were a feature, not an obstacle. Where most developers see things to be removed, we saw the foundation of something worth preserving.
The location worked too — between Kingston and New Paltz, offering access to both without the traffic or cost of either.
The Vision
Beyond "Just Apartments"
Most developments clear-cut, maximize density, and install minimal landscaping. The result: institutional, characterless, forgettable places.
We asked: what would make this a place we'd want to live?
Design Philosophy
Preserve, don't dominate: Build around existing trees rather than through them.
Residential, not institutional: Scale, materials, and details that feel like homes.
Outdoor living matters: Functional community spaces, not just code compliance.
Quality enables quality of life: Systems and finishes that support comfortable living.
The Building Process
Building placement was driven by tree preservation. Unit design prioritized livability.
Tradeoffs We Made
- Lower density than possible
- Higher construction costs
- More complex site work
- Longer timelines
These weren't reluctant decisions — they're what made Tillson Woods what it is.
What We've Learned
Since Opening
The wooded setting resonates. What we hoped residents would value, they do.
Community developed. Not forced, but allowed by the setting and scale.
Some things worked better than expected. Outdoor spaces get used more than anticipated.
